Does Homeowners Insurance Cover Foundation Problems in DFW?

October 20, 20267 min readBy McKnight Insurance Services

Foundation movement is one of the most common — and most misunderstood — home repair issues in the Dallas-Fort Worth area. DFW sits on some of the most expansive clay soil in the country, and most homeowners don''t find out their insurance won''t cover foundation repairs until they''re already looking at a five-figure estimate.

Does Homeowners Insurance Cover Foundation Problems in DFW?

You notice a door that used to close smoothly now sticks. A crack appears in the drywall above a window frame. The floor in the hallway has developed a subtle slope you don't remember being there before.

In the Dallas-Fort Worth area, these are familiar signs — and they usually point to foundation movement. DFW sits on some of the most expansive clay soil in the country, and foundation issues are a fact of life for homeowners across Tarrant, Dallas, Johnson, and surrounding counties.

The question most homeowners ask next: does my homeowners insurance cover this?

The short answer is almost certainly no — but the full answer is more nuanced, and understanding it matters before you get a $20,000 estimate in your hands.

Why DFW Has a Foundation Problem

The black and dark gray clay soils common throughout North Texas — the same soils that make the region's farmland productive — are classified as Vertisols, some of the most expansive soils in the country. These clays absorb water and swell significantly when wet, then shrink and crack when dry.

North Texas weather makes this worse. Wet springs saturate the soil and cause it to expand. Hot, dry summers — often with weeks of 100°+ temperatures and no rain — cause the soil to contract dramatically. This repeated expansion and contraction creates differential movement under foundations: the soil under one part of your house moves differently than the soil under another part, and the foundation moves with it.

This is why foundation issues are so common in Mansfield, Burleson, Arlington, Fort Worth, Grand Prairie, Midlothian, Crowley, and virtually every community in the Metroplex. It's not poor construction — it's the soil doing what expansive clay does.

What Homeowners Insurance Actually Covers (and Doesn't)

The Earth Movement Exclusion

Standard homeowners insurance policies contain an earth movement exclusion that eliminates coverage for damage caused by:

  • Soil settling, shrinkage, or expansion
  • Earth movement of any kind
  • Subsidence (gradual sinking)
  • Drought or changes in moisture content of soil
This exclusion covers the vast majority of foundation problems in DFW. The clay soil expanding in spring, contracting in summer, and moving your foundation in the process is exactly what this exclusion was written to exclude.

This is not a loophole or a technicality. It is a deliberate, standard exclusion in virtually every homeowners policy sold in Texas. If your foundation is moving because of soil conditions — which is the cause of most DFW foundation issues — your homeowners insurance will not pay for repairs.

When Homeowners Insurance May Cover Foundation Damage

There are scenarios where foundation damage is covered — but they require a specific, sudden, accidental covered cause:

Plumbing leaks beneath the slab. If a pipe under your foundation breaks or leaks and the escaping water washes out soil, causing the foundation to shift or crack, the resulting foundation damage may be covered as a consequence of the covered water loss. This is the most common covered foundation scenario.

Important caveats: the leak must be sudden and accidental, not a slow leak that developed over time. Coverage for the pipe repair itself and the cost to access it (breaking through the slab) varies by policy. And if the foundation movement is primarily due to soil conditions — with the leak as a contributing but not primary factor — the carrier may dispute coverage.

Fire damage. If a fire damages a pier and beam foundation, the structural damage is typically covered as part of the fire loss.

Explosion or vehicle impact. Sudden structural damage from an explosion or a vehicle striking the foundation would generally be covered.

The Practical Reality

The covered scenarios are real but relatively uncommon compared to the volume of DFW foundation claims. The overwhelming majority of foundation movement in North Texas is caused by soil conditions — and that is excluded.

Slab Leaks: A Closer Look

Slab leaks deserve specific attention because they're common in DFW and the coverage picture is complicated.

When a pipe beneath your slab develops a leak, you may have:

  • Water damage to flooring, walls, and personal property — typically covered as a sudden water loss
  • The cost to access the leak (breaking through the concrete slab) — covered by some policies, excluded by others; check your policy for "access" or "tear-out" coverage
  • The pipe repair itself — often excluded as a maintenance issue; coverage varies
  • Foundation damage caused by the leak — potentially covered if the leak caused the movement, but carriers will scrutinize whether soil conditions were the primary cause
  • If you discover a slab leak, document everything before repairs begin and contact your carrier. Do not assume coverage — but do not assume exclusion either. The specific facts matter, and getting your carrier involved early protects your ability to make a claim.

Signs of Foundation Movement to Watch For

In DFW homes, common indicators include:

    • Doors and windows sticking or no longer closing properly — especially interior doors, which are often the first to show movement
    • Cracks in drywall, particularly diagonal cracks running from the corners of door and window frames
    • Cracks in brick veneer, especially stair-step cracks following the mortar joints
    • Gaps between walls and ceilings or between walls and floors
    • Uneven or sloping floors, particularly noticeable in older pier and beam homes
    • Cracks in the foundation itself, visible from outside or in the garage
Seeing one or two of these doesn't necessarily mean you have a serious problem — some movement is normal in DFW. But multiple signs, or signs that are worsening, warrant a professional evaluation.

    What You Can Do

    Preventive Maintenance

The most effective protection against foundation movement in DFW is maintaining consistent soil moisture around your foundation:

    • Soaker hoses placed 12–18 inches from the foundation and run during dry periods keep the soil from contracting dramatically in summer
    • Proper drainage — ensure the grade around your home slopes away from the foundation; standing water against the foundation causes uneven expansion
    • Gutters and downspouts directed away from the foundation
    • Tree placement — large trees with aggressive root systems planted close to the foundation can draw moisture from the soil; maintain appropriate distance

    Get a Professional Evaluation

If you're seeing signs of movement, get a foundation inspection from a licensed structural engineer or a reputable foundation repair company. Get multiple estimates — pricing and recommended repair methods vary. A structural engineer's report (typically $300–$600) gives you an independent assessment before you commit to a contractor's recommendation.

    Review Your Policy Before Repairs

Before beginning any foundation repairs, review your homeowners policy — specifically the water damage and earth movement sections — and consider whether any portion of the damage might involve a covered cause. If a plumbing leak is involved, contact your carrier before repairs begin.

What This Means for Your Coverage Review

If you own a home in DFW, foundation risk is real and largely uninsured by your homeowners policy. That doesn't mean there's nothing to do — it means understanding what your policy covers and doesn't, maintaining your home to reduce the risk, and budgeting for the possibility of foundation repairs as a homeownership cost in this region.

It also means making sure the rest of your homeowners coverage is solid — because the risks that are covered (fire, wind, hail, theft, liability) are the ones your policy needs to handle well.

If you want to review your current homeowners coverage or shop for a policy with better terms on the things that are covered, McKnight Insurance Services works with homeowners throughout Mansfield, Burleson, Midlothian, Crowley, Arlington, Fort Worth, and all of Tarrant and Johnson counties.
