Pool Contractor Insurance in Texas: Builders vs. Service Companies — What's Different
If you're in the pool industry in Texas — whether you're building new pools in Mansfield, servicing residential accounts across Tarrant County, or remodeling pools throughout the DFW area — you need insurance. But pool builder insurance and pool service company insurance are not the same thing, and treating them as interchangeable is one of the most common mistakes we see.
The risks are different. The coverage requirements are different. The carriers that write each type of operation are different. And the gaps that show up when something goes wrong are different.
At McKnight Insurance Services in Mansfield, we work with pool contractors of both kinds throughout the Dallas-Fort Worth area. Here's what each operation actually needs — and where the coverage requirements diverge.
The Core Difference: Construction Risk vs. Recurring Service Risk
The fundamental difference between a pool builder and a pool service company is the nature of the liability exposure.
Pool builders take on large, complex construction projects. The liability exposure is concentrated — a single job can represent $50,000–$200,000 or more in contract value, and the consequences of a defect, a construction error, or a subcontractor failure can be significant. Completed operations claims — where a problem surfaces months or years after the job is done — are a major exposure for builders.
Pool service companies work on dozens or hundreds of accounts every week. The exposure is recurring and lower per-incident, but it's constant. Chemical handling, equipment damage, and slip-and-fall hazards are present on every service call. Over the course of a year, the cumulative exposure is substantial.
Both need insurance. But the structure of that insurance — and what to watch for in the policy — is different.
Pool Builder Insurance: What Texas Pool Construction Companies Need
General Liability with Completed Operations
General liability is the foundation. For pool builders, the most important component is completed operations coverage — this extends your GL protection to claims that arise after the job is finished.
Pool construction defects don't always show up immediately. A structural crack, a plumbing failure, a deck that settles unevenly — these can surface six months, a year, or longer after you've been paid and moved on. Without completed operations coverage, you have no GL protection for those claims.
Make sure your policy:
- Includes completed operations with adequate limits (not just the per-occurrence limit)
- Doesn't exclude subsidence or earth movement if you're doing excavation work
- Covers your subcontractors' work — subcontractor liability is a common gap in contractor GL policies
Workers' Compensation
Pool construction is physically demanding work. Excavation, concrete work, plumbing, electrical — your crew faces real injury exposure on every job. Texas doesn't require workers' comp for most private employers, but without it, an injured employee can sue you directly with no cap on damages.
If you're using subcontractors, verify that they carry their own workers' comp. If they don't, your policy may pick up their payroll in an audit — and your premium will reflect it.
Commercial Auto
Every truck, trailer, and equipment hauler used in your operation needs to be on a commercial auto policy. Personal auto policies exclude business use. A crew truck hauling a skid steer to a job site in Southlake or a trailer loaded with pool equipment through Arlington is uninsured under a personal policy.
Inland Marine / Equipment Coverage
Excavators, skid steers, compactors, concrete equipment — pool construction involves significant equipment investment. Inland marine covers theft, damage in transit, and loss on a job site. It fills the gap that GL and commercial auto leave.
Commercial Umbrella
Pool construction projects carry significant liability exposure. A commercial umbrella adds limits above your GL and commercial auto — typically in $1M increments — and is one of the most cost-effective ways to increase your overall protection as your project sizes grow.
Pool Service Company Insurance: What Texas Pool Service Techs Need
General Liability with Pollution Liability Endorsement
General liability is equally essential for service companies, but the key add-on is different: pollution liability.
Pool service technicians handle chlorine, muriatic acid, algaecides, and other chemicals on every service call. Standard GL policies often exclude pollution-related claims entirely — meaning a chlorine spill that damages a customer's landscaping, an acid wash that runs off into a neighbor's yard, or a chemical misapplication that causes injury may not be covered under a standard policy.
A pollution liability endorsement closes that gap. For any pool service company applying chemicals, this is not optional coverage — it's essential.
Commercial Auto
Pool service routes mean your vehicles are on the road constantly — driving from account to account across Mansfield, Grand Prairie, Burleson, Midlothian, and throughout the DFW area. Every vehicle needs to be on a commercial auto policy. If you have employees driving their own vehicles for service calls, you also need hired and non-owned auto coverage.
Workers' Compensation
Pool service technicians work around water, electricity, and chemicals — a combination that creates real injury exposure. Slips near pool decks, chemical burns, electrical hazards from pool equipment — these are genuine risks on every service call. Workers' comp protects your employees and protects you from direct lawsuits.
Tools and Equipment Coverage
Service companies carry chemical dosing equipment, test kits, vacuums, brushes, and other tools on every truck. Inland marine or a tools and equipment floater covers theft and damage — exposures that GL and commercial auto don't address.
Where Pool Builder and Service Company Coverage Overlaps
Both types of operations share some common coverage needs:
| Coverage | Pool Builders | Pool Service Companies | |---|---|---| | General liability | Essential | Essential | | Completed operations | Critical | Less critical (ongoing service) | | Pollution liability | Recommended | Essential | | Commercial auto | Essential | Essential | | Workers' compensation | Strongly recommended | Strongly recommended | | Inland marine / equipment | Essential | Recommended | | Commercial umbrella | Recommended | Recommended | | Subcontractor liability | Critical | Less applicable |
What to Watch for in a Pool Contractor Policy
Chemical exclusions. Some GL policies exclude chemical application or pollution-related claims without a specific endorsement. This affects both builders (acid washing, chemical startup) and service companies (routine chemical maintenance).
Completed operations limits. Some policies have lower aggregate limits for completed operations than for ongoing operations. For pool builders, this is worth reviewing carefully.
Subcontractor requirements. If you use subs for electrical, plumbing, or decking work, your policy may require them to carry their own GL and workers' comp — and name you as an additional insured. Failing to enforce this can leave you exposed when a sub causes damage or injury.
Vehicle and trailer scheduling. Every vehicle and trailer needs to be listed on your commercial auto policy. Service companies with multiple route trucks and builders with equipment trailers should audit their schedules at renewal.
