Renters Insurance in Texas: Why Your Landlord's Policy Doesn't Cover You

If you rent your home, apartment, or condo in Texas, there's a good chance you're uninsured — and you may not even know it.

Your landlord carries insurance on the building. But that policy covers the structure, not your stuff. If a fire breaks out, a pipe bursts, or someone breaks in and takes your laptop, your landlord's insurer has no obligation to pay you a dime.

Renters insurance fills that gap. And in Texas, it typically costs between $15 and $25 a month.

What Renters Insurance Actually Covers

A standard renters policy in Texas includes three core protections:

Personal property coverage pays to repair or replace your belongings if they're damaged or stolen. That includes furniture, electronics, clothing, and appliances — whether the loss happens at home, in your car, or even while you're traveling.

Liability coverage protects you if someone is injured in your apartment or if you accidentally damage someone else's property. If a guest slips and falls and sues you, your renters policy covers your legal defense and any judgment up to your policy limit.

Loss of use coverage (also called additional living expenses) pays for a hotel or temporary housing if your unit becomes uninhabitable due to a covered loss — like a fire or major water damage.

What It Doesn't Cover

Renters insurance has exclusions worth knowing:

  • Flooding — standard renters policies don't cover flood damage. In Texas, where heavy rain events are common, a separate flood policy through the NFIP or a private carrier is worth considering.
  • Earthquakes — also excluded from standard policies, though Texas has limited seismic risk.
  • High-value items — jewelry, firearms, collectibles, and musical instruments often have sub-limits. If you own items worth more than a few hundred dollars, ask about a scheduled personal property endorsement.
  • Roommate's belongings — your policy covers you, not your roommates. Each person in the unit needs their own policy.

How Much Coverage Do You Need?

Start by estimating the replacement value of everything you own. Walk through your apartment and add it up: furniture, electronics, clothing, kitchen equipment, sporting goods. Most renters underestimate this number significantly.

A $30,000 personal property limit is a reasonable starting point for most Texas renters. If you have more, increase accordingly.

For liability, $100,000 is the standard minimum — but $300,000 is worth the small additional premium, especially if you have guests regularly or own a dog.

Actual Cash Value vs. Replacement Cost

This is one of the most important decisions you'll make on a renters policy.

Actual cash value (ACV) pays what your belongings are worth today — after depreciation. A three-year-old laptop that cost $1,200 might only be worth $400 at ACV.

Replacement cost value (RCV) pays what it costs to buy a comparable new item today. That same laptop would be covered at current retail price.

RCV coverage costs a bit more but is almost always worth it. Ask your agent specifically which type your policy uses.

Does Your Landlord Require It?

More Texas landlords are requiring renters insurance as a lease condition — and for good reason. It reduces disputes over liability and protects both parties.

Even if your landlord doesn't require it, it's worth having. The cost is low, the protection is real, and the alternative — replacing everything you own out of pocket — is a financial hit most people can't absorb.
